Check-in and Check-out Procedures
- Check-in is after 4pm and checkout is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

- The home has an entrance on the main level and also one directly to the lower level.
- There is a narrow spiral staircase with gate leading you downstairs. Pets, children, and those with mobility access will want to use caution, but there is a center pole and grab bars to steady oneself all the way down.
Policies and Rules
- No smoking allowed inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.

Fees and Payments
- This home allows one dog for an additional rent of $25 per night plus taxes. Pets other than dogs are not permitted.
- Firewood may be purchased at the time of booking or up to a week in advance. You will receive two, kiln-dried packs of firewood plus a firestarter for $25 per night plus tax.
- All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Requirements
- AWD/4WD or chains will be needed in times of snow or ice. The driveway is steep, but paved. The last 75 yards before the driveway is a narrow, gravel road. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals.
- There is a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Hair dryers are not provided.
- Towels and bed linens are provided.
- High-speed internet is available.
- Clothes washing machine and clothes dryer are available.
- Dishwasher, oven, and stove are provided.
- Free parking is available.
- Hot tub is available.
- Landline is provided.
- Toaster is provided.
- Smoke alarm and carbon monoxide detector are present.
Safety and Emergency Information

- This homeowner uses exterior security cameras. One camera is at the driveway as you pull up to the house and the other on the left side of the home facing away from the hot tub.
Cancellation Policy
- Bookings canceled 30+ days before arrival will receive a refund of the deposit.
- Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
- Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
- All bookings are subject to a $50 cancellation fee.
